After our first night we booked through letsbookhotel.com, we booked 6 more nights, because we had such a nice time here!
Pat, the owner, is a lovely lady who takes good care of you. She makes you feel right at home!
The breakfast is included, since it's a b&b: fresh fruits, toast & jam, coffee and/or tea. Sometimes you get an extra, like sticky rice. Breakfast is served in the garden.
Private bathroom is very clean!

Pat, the owner is such a sweet, and warm lady who looks after her guests as if they were a member of her own family. The room (I stayed in the peacock room) was nice and clean with lovely decoration. The garden is very nice. It's peaceful and quiet.
The host was very attentive and friendly, very eager to share the history of the house and her stories.
20 min walk from center, therefore very quiet area.
In the event of the light festival (november) there were a lot of fireworks in and around the city, even at night. Like the dogs at home, Thai dogs react on these loud noises and they sometimes barked all night. I guess there shouldn't be a problem if you travel another time period.
I would also recommend Pat to take away the cuckoo clock in the hall. It's not very pleasant for light sleepers.
Perhaps a little far from the action, but not so that it was inconvenient.
