  The location was fantastic. Quiet location away from the hustle but very quick and wasy walk. The hotel is much more attractive than the photos show. The staff is very friendly and helpful and the breakfast was very good with eggs, meat, cheese and more.   As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... The location of this hotel is exceptional! It was a two minute walk to St. Mark's square (once we got oriented) which allowed us to visi - Location was perfect. Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc.. - Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place.

  We were very happy to have Francesco meet us and take us to the apartment to settle us in. The apartment was huge, very well equipped and really gave us all the room to move that we needed. Location is perfect, only few minutes walk from P. roma to our hotel and like walking around a building where we catch our shuttle, people's mover to our cruise ship. Vaporetto or water taxi is just outside the hotel. A grocery is close by where we bought our bottled water and food supply. We chose to walk via academia to rialto and P. mar - Coming from the airport by bus around 9pm, this hotel was close to the drop off point which was useful with roller suitcases. We were greeted by a friendly man who made us welcome and up-graded our room to one that overlooked the canal. It was great waking up to the canal boats going about their business, after we had enjoyed a comfortable nights sleep. Although simply furnished the room was clean and quaintly old-world with exposed beam look. The breakfast was great and plenty of it! The staff

  The hotel is very well located. It is very close form the train station and a couple steps from the bus and taxi station. You can easily reach San Marco by foot and easily get back by boat.
