- i wished sleeping in this area and found a 40 euro single room and 45 double -> perfect - staff was very professional and proactive - not so common. - rich breakfast at set time in the room (actually found it outside at 6 am since I was busy, perfect) - there was a problem but it has been addressed: had to change rooms as heating was not working. overall excellent as renovating going on and personnel compensated with extreme courtesy and professionality, solving the issue in the meantime. If the price stays around 40 euro I will never look elsewhere (there is a good competition around)
- elevator is a little claustrofobic - no common areas and all a little small at the reception (rooms were fine in size though)

Staff lovely. right by Metro, Easy access for me to visit relatives. . Beds and tv great and free Wifi. Lots of hot water and room very warm. Staff very obliging. Made a mistake with English time so not up for breakfast but not a problem. would go there again
No sitting area would have jpreferred a room on the lower floors as could not see out of the window. Shower needed updating. Other concerns I told the Manager and he will sort out
Very good location and good ratio quality to price. The hotel had changed owner and the people at the reception were very friendly and welcoming responding also uncommon and special requests. The hotel will have more renovations in the future and then offer more comfort. We stay always in this hotel and are very satisfied.
After the change of ownership, the price has slightly increased. Our room on the first floor was very spacious but a bit noisy. The person at the reception did everything possible to change the room, but could not find a better room for us since the hotel was fully booked.
The hotel owner was super friendly and offered great advise how to get around town and what to see

Not a walking distance, but 4-5 metro stops, to centre and can be noisy from street trams early in the morning.
Convenient, for transport. And all basic needs for short stay in city. Basic breakfast served in room, on time. And a TV that worked, and had some UK Channels.
My partner thought room could have been cleaned better. Skirting boards, lamps etc. Supervision by management would be beneficial.

Located at Merode metro station Derby hotel is excellently positioned for Brussels visitors having meetings there. Very kind and friendly personnel. Breakfast delivered right to your room saves your time. Derby is budget-friendly hotel for business people needing clean room without anything else - there are plenty of pubs and restaurants around
The customer service is simply perfect; either the recepcionist or whoever is in charge of the breakfast really offer a kind attention.
Is just right in front of the subway station, awesome staff, very clean, and they even changed my reservation i did by mistake for the right date with no charge. my 9 friends and I enjoyed a lot the stay here. I would definitely stay again.

The staff were polite and extremely helpful. The room although very basic was clean and reasonably comfortable. It's very handy to the metro.
I would have preferred a double bed and to have the cot I requested, if I had a very young baby I would confirm that. The stairs are steep and narrow.

The friendly and bilingual staff was very kind to show us our way to the places we wanted to go. The Continental breakfast served in our room was also very great considering the money we paid. Location-wise, it is only 5 metro stops away from Central Station.
The lock of the bathroom door is broken, we could not close it properly. The window lock was also broken and this was a big issue as there was strong wind in the middle of the night and the windows will be opened, awakening us amid our sleep. We have been woken up more than 5 times. However the staff told us they only took over the business a few months ago and they are slowly renovating it.

poor room equipment, noise from all over the house, no warm water in the morning, narrow beds, very uncomfortable
Room was clean but had a faint smell of stale smoke. Bed was comfortable
Hot water was not working on the 5th floor. Eventualy enough of a trickle came out to shower under. Manager refused to refund any part of the cost, claiming it was a discounted room anyway (it wasn't it was the satandard €88 tariff as per their tariff notice by the reception). He claimed a boiler brake down, which might be true - but the way they dealt with it (no notification of the problem and no refund) was very poor.

Room served breakfast was ok and the free wifi worked well. The much needed room change was done well - but the new room was almost as dilapidated! But the staff were apologetic, if powerless...
It was not as described. It had been bought out recently and was in a poor state. A room move helped but I would never use this Hotel again unless it was independently confirmed that the renovation had been done and rooms were available not overlooking the extremely noisy road..
