  Love ricks. Stayed many times before with the girls and hubby. Fab Cocktails and breakfast. The only minor grumble this time was the lack of lighting in our bedroom. Most of the wall lights had bulbs missing (not good trying to put makeup on!) and one of the bathroom lights was also out. Apart from that its a great hotel in a great loc - The hotel is located above the Rick's bar and restaurant. However, the noises won't reach the rooms. The room is a bit compact but cosy enough. There are a wide range of drinks that could be chosen in the minibar of the room. And breakfast could also be ordered from the restaurant below. The location is good which is not far from the castle.

  If you go to Edinburgh I really recomend you to stay on Royal Overseas League Hotel. The staff service is very kind and good facilities.. If you need to have an early breakfast there are not problem, you're going to have it on your room with all that you want to eat. I recommend the Scottish breakfast that is all included on the prize. There is a room called "Castle suite" with a marvelous sight of Edinburgh's C - -Friendly staff. -Great location- only a short walk to key places (waverley, castle, etc). -Room nicely furnished. -Extremely comfortable bed, the best nights sleep that I've had in a long time. -Nice atmosphere. -The cost to stay was the lowest that I could find in the area on that night (just £57), yet you wouldn't have thought it for how nice the place was. Because of this, I would definitely stay again and will recommend to others.

The location itself is very central and the bus from the airport shuttle bus drops you right behind their street. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

The bedrooms had ample storage space and wardrobe areas so were great. Overall a lovely clean apartment.

  Welcome breakfast basket, heated mirror in bath, heated towel racks inbath, good location near everything, extremely helpful staff, very cleanand comfortable, nice decor - Staff was friendly, well organized. Rooms were well stocked, location to Tatoo/castle was fantastic.
