  The location (few steps away from Piazza di Spagna) and the decoration of the rooms. This place is in the heart of Rome, perfectly located for a city/shopping trip. All the areas were clean and we loved our stay there. I would definitely stay there again and recommend it to anyone travelling to Rome. It's very small, with just 4 rooms. It is brand-new and just opened in the fall of 2013. When we had an issue with the mattress being too hard the manager addressed it right away by putting a soft cover on it. The street has hardly any cars which is nice but there is a restaurant right below so you will need to close the windows to sleep.

The location is perfect for shopping and sightseeing - a 1 minute walk to Spanish steps. Lots of cafes and restaurants in the area, a food store is 5 min walk. The owning couple of the hotel (Natalya and her husband) were extremely friendly, helpful, knowledgebable and also nice partners in conversation.I was met by Natalya- a very friendly lady who gave an informative introduction to the city of Rome. Located about 100 meters from the Spanish Steps and a comfortable 2.5 km walk from both the Vatican and colleseum this hotel is quiet (good double glazed and sound proofed windows) and only comprises 5 rooms. It's a small 5 bedroom boutique so it was an intimate stay and the staff was more than accomodating. The rooms & bathrooms are extremely spacious and modern. The breakfast was great with a lot of options, and eggs made to order. Location could not have been more convenient! We arrived by train & it was a short two block walk to the hotel. Just
