Hotel staff friendly and helpful. Was good value- room was warm and comfortable. Bathroom was v nice and had a bath which I was really pleased about as most value hotels just have shower cubicles. Made the most of this and this enhanced my stay.

Spacious and comfortable- I think staff struggle when it is busy to be available but it does have a rather welcoming informality about the place. It's a lovely place with amazingly friendly staff! For the price you pbly won't find a more original B&B. It is nicely situated, though closer to New Town so that you have to walk a bit to get to Old Town. The breakfast is nice if you take the cooked breakfast. We'll stay there again if we go back to Edinburgh.

The breakfast was just amazing!!! Was better than any B&B that we have stayed at, very impressed. For what we payed, room was very basic and slightly on the small side. The hotel was in a great area with plenty of restaurants and bars within easy walking distance, the hotel was easily reached on foot from both the railway and bus station.
