The communication from the charming owner was excellent! We had no phone or internet here for four days leading up to our trip, so everything had to be passed via our daughter. This presented no problem. We remained in communication by text right up to the time we arrived in Piazzale Roma ready for the ten minute walk to the flat, and she was exactly where she said she would be. The best thing here is the receptionists. They were extremely helpful and courteous. Thank you very much Adriano and Massimo. There was no noise at all and I was able to sleep well. I don't know how it sounds in the holiday season, though. The hotel is not far away from St. Mark. You can walk or take take ?bus" to it. By "the bus" stop Academia is a small restaurant owned by a family from Tunisia. Amany was a great hostess there.

It was in an apt building. The staff was very friendly and helpful. Not a standard hotel. Just a room in someones apt building in venice. The outside of the building looked like I had made a mistake by booking the room but judging a book by its cover is never fair. A great stay for a night in the middle of Venice. Easy access to water taxi, San Marcos Square, and anywhere else really. I would definitely stay here again.

Great, great location.....really could not be better placed in the city for walking and the general sights of Venice. The top floor is very generous in size with a quaint, atelier style slanted roof and pop-up dormer windows looking out onto the Grand Canal. Amenities and the access to a full kitchen are very welcome additions to a lovely stay.
