I immediately upgraded and had a very enjoyable stay. I was also a little disappointed that there were few cafes and restaurants in the neighborhood and that the hotel seemed to be in a business district and residential apartment district. However, after a day or two I discovered their fabulous breakfast buffets and thought their dinner menu was also quite good. I also realized I was minutes - As noted, the rooms are small; however, they are well designed in that there are nooks and crannies as well as hooks that help keep everything organized and handy. The location is excellent, around the corner from the Spittelmarkt U-bahn station. There are eateries near the station--a bakery, konditorei and bierstube restaurant.   It was really clean, the staff was exceptionally friendly and the location was pretty good too. I stayed in a single room with attached bathroom. Although the hotel is situated next to a train line, my windows faced an inner yard and it was nice and quiet so I slept really well. Table tennis was also great fun. The hotel is very clean and the facilities are very functional.

  good location - Clean room, friendly staff, everything was functional and all with quite a reasonable price and like, in a good position too I guess (about 8 minutes to the central station Hauptbahnhof).
