The location is wonderful. We had a great view of the ny skyline and it was close to the ferry.

The breakfast consisted of some cereal, coffee, instant oatmeal and hot chocolate. When a place advertises itself as a bed and breakfast, I expect more than a less than adequate continental breakfast. Luckily, I am an over prepared mom who brought enough food to feed my family for the days we spent there.

Wonderful location - very convenient for me, easy access to ferry and Verrazano Narrows Bridge. Also very quiet.

Room on the 3rd floor was FREEZING! One would think heat would rise, but not the case here. Radiator put out NO heat until 1am. No extra blankets in room either, put down filled coat on bed for warmth. Would wish for off the street parking, too.

The price. Good water volume in the shower.

No a/c, and room window could not be opened. My room looked nothing like the photos on the web. According to letsbookhotel.com, taxes & service charge should have come to $53.80. But I was charged $73.80. The owner mumbled something about S.I. parking tax.
