In this hotel ,the service of the staff was very good and polite ,helpful.For the price and it's very close downtown,I qualify this hotel simple but with everything you need when you travel. I had in my room all I need: hairdryer, coffemaker, small fridge, bath. All staff were very nice and so kind. It is in Union Square and there are a lot of interesting places in the area. The room was clean and well equiped. Hotel is near to the financial district so the trams, buses were reachable easily. The price contains breakfast.

Didn't bother us or anything but the area is a little shady. Not for families with children. The location is a bit un-nerving with a lot of pretty shady people hanging around. Wi-fi did not work in my room. -screen missing from window so couldn't keep it open to cool off the room at night -fair amount of noise from the street. Bed was terrible. It was to be a King bed but was really 2 twin beds combined into a King bedframe. Unfortunately my trip was cut short due to the fact that the inn closed down after 5 days into my 11 day stay. The other facility that was found for me to complete my stay wasn't to my liking. So I decided to end my trip early. rooms too small. The location is bad. The homeless, the drug use and the noise would defineltly not make me go back. Homeless people are too many around the hotel. Even at the next street there are not that many. I killed 2 huge cockroaches in my room. Was disgusting I had to throw away all my food. King bed is 2 beds together-genius !). I don't like the location and the rooms needs renovation. There are a lot of homeless people around the place. So, I felt unsafe coming back to the hostel at night. Definitely, would not recommend for solo traveler especially woman. Too much homeless around here. Unseen biting Bugs!. Everything but the staff and manager, I.E. the dirt, the rat, the location (which is not two blocks from union square btw), the parking, the decor, the breakfast, the television (no cable), etc., all of which was sadly unnecessary. This is the first and last time I will stay at any America's Best Value hotels. The room as very noisy, had a broken wall (fixed the next day), the bathroom leaked from upstairs, the cleaning was not done everyday. The location of the hotel is unfortunately not in a safe neighborhood, with people of questionable character loitering right outside the hotel. This alone caused me to walk to the counter and cancel my reservation and hence pay a penalty of a night's stay, and then drive to a safer hotel in Berkeley.
