Clean. Very well kept hotel.

First room smelled of smoke, but we were quickly provided a smoke-free room. Large resort but minimal beach.

We love the location - close to the downtown, which we walk to for shopping, dining, etc. We especially enjoy sitting near the ocean watching the breakers crash onto the lava rock. The bar is fun, and the special $75 dinner for two was exceptional. This was our 3rd visit to Royal Kona Resort, and Liz, check-out clerk said we should call ahead to the Manager requesting a free upgrade to an ocean view next time. That would be lovely!!!

We were initially assigned a room on the north side of the center building (described as a "garden view). While it had some view of the ocean, the main view was over the roof of the "utility area", with constant noise of fans, air-conditioning, etc. The staff kindly moved us to the southern tower overlooking the center court which was lovely

The pool, spa, fire around the pool, location to beach and the coconut market. Location on island was great to go south to canyon or north to the north shore area. Internet service was brilliant with additional computers and printing service at no extra cost.

Location:easy to access to restaurants and bars nearby. Only a 10min-drive to some small beaches.

1.Balcony isn't very isolated. Neighbors could come in my balcony and when I was there I often saw neighbors relaxing there. It was kinda awkward sometimes. 2.No free wifi.

absolutely outstanding authentic atmosphere and the views/ setting are unbeatable - there was convenient access to everything but we never wanted to leave the resort !!

The hotel is well located

The staff is getting old and too comfortable in their jobs, so, as you may imagine, do not give a damn about customers.

The staff was great. The room was spacious and with a good bed. The fact that the hotel is almost on the water! :) The hotel bar.

Close to the restaurants, main tralvel spots, shopping area. Plenty of parking area.

Thin wall which you can hear your neighbour. The towel is not soft at all.

We liked the location it was ideal for access to shops, restaurants and trolley bus which takes you all round the area, it is also nicely situated on the beach with it's own lagoon.the restaurant and bar are also situated overlooking the sea which is really nice while dining especially as the sun is setting.

Didn't like the fact that the restaurant was only open Thursday to Saturday for evening dining though not really a problem as you can get bar food and there are restaurants within walking distance.

The room was large. Small sink area and bar in room with refridgerator, good. Lagoon area nice, outside bar area nice. Love the Royals in lobby. Very nice Parking attendent, Dianne.

My balcony area was not very private, neighbors could jump over to my side! Towers seem very open and unsecure. Smokers everywhere near my tower. (Lagoon Tower)

The view is amazing. The openness of the bar and restraunts had spectacular views. The staff were very helpful and friendly.

The part of the hotel I stayed in was a little older. It took a long time for hot water to start working in the shower.

Room not up to date, noisy in morning - leaf blowers at 6:30am, 2 double beds - seems small for a standard room - 1 queen was what we expected for a standard room at the rate

Great location! Everything was clean and comfy-- great value for money. Pool and beach were nice, bar and amenities were good too. I would stay here again.

Only two towels for a 4 person reservation? Still, when we called housekeeping for more towels they were prompt and friendly.

Fantastic view..right on water--could see surf and feel pounding of surf and vista views of sea. walking distance to restaurants and shops and activities. clean and comfortable.

We were given a 1st floor room but is was damp and moldy and gave us headache. the very nice receptionist moved us to a 6th floor which great.

The setting for drinks and dinner overlooking the ocean hearing the waves against the rocks is outstanding. Food good too but pricey.
