Pete and his wife run a very good Budget Hotel. Friendly and with good local knowledge. A very good, Hotel to Town Bus service, saves trying to find a parking place in the Town, for those that like walking it´s about 30-40 mins. along the lovely coast path., to walk the generous Breakfast off. With all the bars and pubs in St Ives it is better the car stays in the free Hotel car park. We had a great time at Beechwood and if ever in St Ives again it would be our first choice. The owners are some of the nicest people I've ever met at a B&B. You get a full English Breakfast that is very good as well as fresh fruit, cereal, and yogurt. There is a park across the road for kids to play and the beach is very close. I would take a car or bus to the beach when traveling with small children as the hill is very steep. The bus stop is right outside the hotel. Amazing people and very patient with our young children.
Lovely house with enough space to park the car. The breakfast was very delicious and the staff was kind and friendly. They gave us quite useful hints where to go, what to see to make our stay as memorable as possible.
People say the rooms are tiny. Well, it's not the Hilton Executive but it's very well equipped, the bath is clean, the bed is very comfortable and you get everything you need for a short break.
Beechwood House is the kind of small, family-run country hotel that is, alas, slowly becoming extinct. Pete Mulhearn, the manager, was the perfect host, even driving us to St. Erth station on our departure. Carbis Bay is beautiful and unspoilt,, and within easy walking distance of St. Ives. The breakfasts were excellent and the room comfortable. We had a lovely time.

the location is superb with the beach being just half a mile away and there is access to a train station for a 4 minute journey to st ives. lots of selections for breakfast.

We only had two days at Beechwood.
Room 9 was as described - 'cosy' and it was a bit small. It was ok for our short stay though. Parking is a little tight but we managed to find a space every day.
Upon arrival the booking had not been confirmed to the proprietors by
letsbookhotel.com. Luckily there was a spare family room available which we
were offered at the same price as our original booking.
There was nothing we didn't like.

Insufficient parking, a large vehicle would have problems. Double room was extremely small for two people, with very little space to move around and only one chair to sit on. En suite extremely small - wash basin far too small and use obstructed by soap dispenser.
Dated, small rooms are too small, no space around the bed. definitely not a 4 star hotel, more like 2 star guest house. Could hear guests from next rooms.
We have found the cost too high for a poor little hotel. The reception was always closed, if you ring they answer only until 7.00pm. The breakfast was quite miserable.
