Some signs of wear and tear here and there but it has the character of an older building which was exactly what I was looking for in Scotland. We loved the apartment. Just big enough for a couple, with a separate living area. Nice big comfortable bed in the bedroom. Free Wi-Fi. Dishwasher and washing machine, microwave, fridge and all the kitchen stuff one may need. We only booked an apartment as we couldn't find a hotel. We were pleasantly surprised with Fountain courts & the equipment , washing machine & dishwasher plus the usual.We found the apartment much more relaxing & we had more freedom about breakfast & dining in. This is a B&B we will return to. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. The staff were very friendly and nothing was a bother for them. David was our first point of contact and Colin (the older one...lol) was fantastic with my grand-daughter. Meals were excellent, there was a wide variety of drinks. The security locks in the corridors made us feel extra safe and the room we were in was very comfortable with a very spacious bathroom. Overall I cannot think of a single negative thing to say about this experience. Will Definitely be back. Thank you.

We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.
