We read reviews online and were so worried about what we were going to walk into, but we were pleasantly suprised, the staff are so polite and helpful, it was clean and presentation was at a high standard. We stayed in the room with "no ceiling" which we had read in a previous review. There was slight damage to the ceiling but it was sealed and we had no issues with it except it being the smallest of eye sores. The breakfast was really nice, so many options and having a fussy 3 year old there w. all reviews »
Very friendly staff who we re very helpful. Breakfast was very nice and the room was clean and nicely decorated. Excellent location, although if you have a room on the front it can sometimes be noisey due to traffic (boy racers and motorbikes!
Highly recommended if you are looking for a comfortable place to stay that is good value.
My friend and I were staying in Lowestoft for an intensive driving course and the staff at the Beach House could not have been more friendly or helpful. I would stay at the Beach House again if I were staying in the area and would recommend it to anyone. The rooms were clean and comfortable and they provide a very good breakfast.
Everything you would expect from a Bed & Breakfast. The owner is first class and cooks a breakfast with fresh bread that would put a lot of 5 star hotels to shame! Light and bright décor throughout made the mood of the Beach House very relaxed. Great location and walking distance to all areas of Lowestoft.
It's an old style B&B right on the beach front - very quaint and homely, lovely pleasant large room, plenty of space; very friendly proprietor and polite staff. We were there for a music festival, just crashing each night, but we really enjoyed the homely feel of the place and the location by the sea.
Fantastic landlord Warwick who was friendly and chatty as soon as we walked in the door. Lovely, bright decor in the rooms. Delicious and huge breakfast including gorgeous home made bread. Breakfast room overlooked the coast. Easy parking and really reasonable price. Brilliant.
Warwick, the manager, was very welcoming and friendly, and very keen to be helpful. The bathroom, although not en-suite, was very clean, and the homemade breakfast was really good. The room was very big and spacious. My son loved the location, and how it overlooked the beach.
Wonderfully central location near train station, shops and beaches. Lovely room and delicious breakfast, including homemade bread, jam and marmalade. The owners, Liz and Warwick were incredibly helpful, friendly and efficient. I thoroughly enjoyed the short time I was there.
The Manager Warrick made us feel very welcome. The home cooked breakfast and homemade bread was delicious plus there was a variety of fresh fruit. Very good value for money and situated right across from the beach plus free parking outside! We would definitely go back.
The hotel was clean and well decorated - lovely and airy with a beachy
theme. The owner - Warwick - is a lovely guy who made us feel so
welcome. We had a large room with a beautiful sea view and all the

Wonderful fresh baked breads and preserves at breakfast, as well as sausages and bacon straight from the butchers. Satff are wonderful, rooms lovely and comfortable, very clean, right on the beach front and close to nice place to eat.
The proximity to the beach, the enormous TV, the homemade bread, jam and marmalade, the nicely cooked scrambled eggs, the friendly service, the cleanliness, the jug of real milk for the tea in my room (priceless).
Friendly welcome from Proprietor Warwick. Chic bedroom in black and
white with lots of bling. Comfortable bed Nice and central. Special for
breakfast was creamy scrambled eggs with smoked salmon ! Yummy.
Location - the hotel is only about 2 minutes from the beach.
The room was nicely decorated, bed comfortable, we had a very good sleep, the bathroom was big and clean. Lots of towels as well.
Warm welcome from the proprietor who made us feel very comfortable. Breakfast excellent, home made bread and fried breakfast delicious , Family room was light and comfortable.
The landlord and the other staff did their very best to make us feel at home. Any problems with our room were solved straight away. They were all very friendly.

Shower wasn't the most powerful and some traffic noise if you have a front room.
We didn't not like anything really. The owner has recently purchased the property and is well on his way to making this B&B a bit more than just a B&B... Keep up the good work fella...
The shower room upstairs was a bit cramped and it was hard to avoid soggy towels. Also our guest towels were not changed on our second day and they needed to be so that was a shame. But these were minor irritations, overall the place was great.
Other noisy guests coming home in the early hours. Clunky water heater noise. Would have loved a bottle of water and glasses in the room. Currently renovating so a bit messy but apologies were made.
Only one room had En-Suite which was previously booked.
Sharing a bathroom but we knew about it before we booked and they were always clean.
Nothing! No complaints.
The chest of drawers in room 5 (top floor) needed replacing. No bottom panel in one and bits of crumbs and dust in others. Replace the drawers and the lock in door and this venue would be perfect.
It was a little bit noisy at night but not so many years ago it would have been me out there! Each to their own :).
The waitress at breakfast managed to get everybodys' orders wrong !
Still we were all young and lacking in self confidence once !.
Not much that I didn't like, however the shampoo and shower gel bottles were nearly empty in our bathroom when we arrived, so it would be good if the staff paid more attention to preparing bathrooms properly before guests arrive.
No shampoo or soap in shower.
Bathroom repairs were in progress during my stay, but 2 other bathrooms
still accessible.
A few little things were broken (shower screen, room door which was difficult to lock) but these were minor and we were told about them at check-in and didn't make the stay any less enjoyable.
I can truly say there was nothing I did not like when I stayed at the Beach House.
Looking forward to seeing the improvements Warwick has planned when we next visit.
Only one thing: The sockets were too low on the ground for my back ! I was forever bending down ! But I'm 54.....
Nothing - no complaints.
Nothing I didn't like, the owner is currently updating the property,
the room we stayed in was already finished, and very nice, this is not a
complaint, just an indication that work is in progress, but this in no
way impacted on our stay.

en suite was out of action and we werent advised beforehand - wanted private facilities because of small child. beach facing bay window which let light in at 4am waking the child! bedrooms could be beach themed too rather than a variety of older furniture.
