Eveything, the staff were very friendly, the breakfast was superb and the rooms were beautiful, once we had figured out where the twon centre was it was an easy walk an we throughly enjoyed our stay and will deffiantely return. - Staff were excellent. The room was spacious and very clean and comfortable. Nice breakfasts.
The rooms are quite new and clean, and the kitchen with everything you need will help a lot if you want to make a breakfast. Great location, near to the castle hill and the old city. -

Having never stayed at this type of lodging we were a little hesitant and unsure what to expect after reading the reviews; however we were pleasantly surprised! We had an amazing view of the castle, and a large spacious room. Location is close to everything Edinburgh has to offer if you don't mind hills, there are lots of taxis nearby as well. We were very satisfied with this accomodation, good location, shops and restaurants were very close and we could park our car without problems. We can recommend Tesco for buying food, which is about 200metres far from the house. In the area of the port you can buy fresh fish at the fishmonger´s. travelled weekend of the 23rd March, 2013. Weather verrry cold. The apartment was very cosy and warm spotlessly clean, ideal location very close to shops, restaurants, parking no problem. Approx 10 mins drive to Edinburgh City. Bus stop outside door.Leith offers several top quality restaurants. Royal Brittanica Yacht, and Ocean Terminal Shopping Centre. Plenty to see and do, would return.

We arrived with our son who is wheelchair bound , and the owner couldn't have been more helpful. She even sent his breakfast up to him on a tray!!! FANTASTIC....The building couldnt have been more central!! All in all, a fantastic budget place to stay in Edinburgh. Morag (the owner) was VERY nice and courteous. She greeted us warmly and seemed genuinely interested in what we were doing each day and how we were enjoying Scotland. Also, her breakfast was great and always waiting. Meats, cheeses, huge croissants, choice of cereals and juices.

The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat!

The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.

The staff were hospitable, helpful, had sufficient communication skills. My room (no.9, with a private bathroom) was warm and comfortable, the radiator worked all right and just in case I was still too cold, I got an electric heater. The room is on the top floor with a lovely view on the garden, which also ensured quiet nights. The owner was so nice! One of the nicest people we've met!! Even though we were way past the Check-in time, an envelope with our key was waiting for us on the door. Our bed was extremely large and super comfortable. The room also had an unlimited supply of tea, coffee and cream :DD We also didn't have to bring our own hairdryer and adapters which was very handy.
