We arrived with our son who is wheelchair bound , and the owner couldn't have been more helpful. She even sent his breakfast up to him on a tray!!! FANTASTIC....The building couldnt have been more central!! All in all, a fantastic budget place to stay in Edinburgh. Morag (the owner) was VERY nice and courteous. She greeted us warmly and seemed genuinely interested in what we were doing each day and how we were enjoying Scotland. Also, her breakfast was great and always waiting. Meats, cheeses, huge croissants, choice of cereals and juices.

We were extremely surprised by the quality of the hotel considering we paid 119 for a double room. Staff were of 5* quality, attached bar is fantastic with good beer, good food and live sport on big screens. Bedrooms are great. Would not hesitate to return. Plentiful parking for free at weekend and a 15min walk to centre. -

made me feel at home immediately. There were nearby bus stops but I had
preferred to walk (about 15 minutes to Waverley Station). A large
supermarket (Tesco) is 5 minutes away and so are a number of
restaurants. I went on a day tour that set off early in the morning and
John (the owner) gladly served breakfast earlier than usual for me, so
that was great hospitality. If it were not fully booked, I'd have

reception open 24/7 gave me complete flexibility in my arrival/departure times. Nice room, very comfortable single bed (maybe a bit small, my mum fell when she was rolling over) and very quiet.
Good breakfast with self serving coffe/tea, juice, cereal and yogurt. I had scrable eggs on toast, but you can get a full Scottish breakfast.
Staff very friendly. I'd like to stay longer to interact with them.
