My bedroom was spacious and the bed was really comfortable.
Location good - 5-7 mins walk to Princes Street and 10-15 mins walk to Royal Mile/castle.
Haymarket train station 2 mins walk away - for trains to Glasgow (and to Waverley if ... what people say » you don't feel like doing the 20 min walk).
Murrayfield and Tynecastle about 20 mins away by foot, if you're catching some sport while in Edinburgh.
Fabulous hotel. Staff were great, everybody was friendly and polite and went out of their way. Location is super, 2 minutes walk from haymarket station and 15 walk into Edinburgh city centre. Buses stopped outside the hotel to go to Princes street if you didn't fancy the walk. Food was good, we had breakfast and was lovely with lots to choose from. Didn't eat there otherwise but saw the food and it looked very nice. Rooms and beds clean and comfy. Great hotel.

The staff were very welcoming and helpful. The rooms were clean and well supplied with thoughtful extras: TV. Wi-Fi, hot drink facilities, hairdryer and hair tongues, bottle of water and toiletries. We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.

Nice room, very comfortable single bed (maybe a bit small, my mum fell when she was rolling over) and very quiet.
Good breakfast with self serving coffe/tea, juice, cereal and yogurt. I had scrable eggs on toast, but you can get a full Scottish breakfast.

Not only I was provided with a clean, spacious and beautifully designed en-suite bedroom with great views but I had as well the valuable help of Ilio and Hamish in every possible aspect (from giving advice on how to spend leisure time to pointing me in the right direction whilst I was looking for a job ... what people say » in the city). Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house.
