We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. B... what people say » us stopped right outside the guesthouse but we did not need it much as the walk was a comfortable 15 mins to royal mile. Lots of places to eat nearby. -
The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.

though we weren't that close to the main attractions, buses were
right out the front door for wherever we wanted to go and the airport
bus was close, as well. Staff were very friendly and helpful and the

The staff were very friendly and nothing was a bother for them. David was our first point of contact and Colin (the older one...lol) was fantastic with my grand-daughter. Meals were excellent, there was a wide variety of drinks. The security locks in the corridors made us feel extra safe and the room we were in was very comfortable with a very spacious bathroom. Overall I cannot think of a single negative thing to say about this experience. Will Definitely be back. Thank you.

Location is excellent with loads of buses into the city centre but the local bars and restaurants in Leith offer a huge choice, plus the new shopping centre is only yards away from the front door of the hotel. It wasn't obvious that a buffet breakfast was included when I booked so this was a nice surprise too. The dog was welcome too, at no extra ... what people say » cost. Excellent value. - I first booked at the Waterfront but found out that there was one closer to the city center when I reached Edinburgh and managed to change the booking. I was lucky they had rooms available and for the same price as well. Its called Express By Holiday Inn City Center.

This hotel is a real gem of a find..it is about a 10 minute walk or 3 minute cab ride from Princess Street. It is spotlessly clean and was so cozy that we din't want to leave. The staff are a credit to the hotel, nothing is too much trouble for them. I arrived 2 hours early and my room was ready and i was allowed to check in with any problems.... what people say »

The room was well sized, central location (behind Carlton Hill) and close to Princes Street and St James shopping centre. The quiet surroundings made for a very comfortable sleep and the bed was also very comfortable. The staff were very helpful and friendly and always had a smile. Also from the living room area there was a nice little garden (although not sure if/how you could get to it)
