Everything, The staff, The rooms, The food and drink was Excellent and the location was just a bus ride away from Edinburgh. We'll be back in the New Year. All the staff were very friendly and made you were made to feel very wellcome. Friendly staff; freshly cooked breakfast; good bus service. Hotel is situated in a very nice, safe part of town.Lovely room, well decorated and very clean. staff friendly, helpful and attentive. dining area very pleasant and food good. garden area very nice. overall a really lovely place to stay.

The shower system in our room had only one setting once switched on and there was no way of controlling the temperature of the water.Although our room was lovely along with the bathroom, they were both on the small side so if i were to stay again i would call before hand and ask for one of the bigger rooms they have. Bathroom quite small and little arkward to move around in. The public spaces are not pristine - carpets rather worn. the bed either moved around floor when you moved in it or it rattled. noise from the bar downstairs. The only thing we found difficult was the fact there was no lift, after a long day the last flight was hard work.Reception area not permanently manned and no bell to summon assistance, Was necesary to go in search of other members of staff in bar and restaurant to get attention. Only one light over bed, not individually controlled. Low ceiling in bedroom, although characterful, was awkward to negotiate around bed. Badly worn stair carpets. Poached eggs not offered as a breakfast choice. The room was a bit small and there was a rumpus during the night in the room opposite. However, this was dealt with appropriately. Inadequate lighting in the room. Centreal heating should be on all the time, not coming on on the timer!. The decor in public areas was a bit shabby. being next to kitchen and bottles being put in bin early morning. difficult stairs. Small basin without plug. Fluff under bed.yes lamp weren't working in the room i got a shock of these when i swict them on, shower hose spilt but overall the room was big and spaceous. The shower was the worst shower I have ever used. It was ususlly cold and did not spray enough water. Totally inadequate.Decor in the room could be updated. Wardrobe very wobbly. I need of a refurbishment.Whole hotel looking very thread-bare. Cooked breakfast was burnt or dried out and not exactly what we ordered and serving staff were inattentive. Poor state of repair for what could potentially be a lovely building. Now what I would expect for the price.The bedroom was cold and there was no residents lounge or sitting area. The room was in the attic! had no window, was tiny and the en-suite was smaller than my wardrobe!!!. no staff and no breakfast available when i needed an early start and was sent back to my room. Size of the room basin had a hole in it leaked all over my feet. It was a room like a cabine in a boat, absolutely inacceptable.No window, not enough air for two people.
