I stayed for 1 night whilst attending a wedding in Bath and had a very pleasant stay. I had been in correspondence with the owner prior to arrival as I knew I would be in Bath for around midday so requested an early check in- he was very accommodating throughout and when I arrived my room was ready. The house and my room were both lovely, nice decoration, spacious and with everything you would need. The next morning I came down for breakfast at 9:50 as I hadn't been told that it was served at 9. all reviews »
Great location and hospitality from the owner "Giac" Unusual
to receive a text both before and on the day of arrival but very welcome
(and sensible!) We were able to confirm what time we wanted to arrive
and check in. Room was very clean and comfortable (especially the bed)
The shower was great too. Breakfast is taken in the basement kitchen and
was fresh and wonderful quality. It is only a 10minute walk or so into
the city so was a great location for going in to shop and leter to have
dinner. .
The design of the standard double room we had was excellent, very cosy.

The location doesn't look too close to the centre on the map, but
once you get to Bath you realize everything is very near by, and the
location was actually great to be able to be in the city centre very
fast (10min walking) and at the same time avoid the busy crowds.
My Wife & I found that the hotel is finished to the highest standard nothing overlooked. The Hotels cleanliness was of the very highest standard. The main Front room is amazing.The staff were all so friendly and helpful and we definitely will be returning when we can. They even went out of the way to help when i couldn't do a cc payment over the phone.Thanks for a great long weekend. Rob & Emma.

breakfast and spacious rooms with comfortable beds, the location is
ideal with only a few minutes walk from the city centre and local
attractions, I would be more than happy to stay again and wish them all

The room was very comfortable and clean. It was one of the best rooms that we have stayed in. Spacious and bright. The bed was one of the best we have slept in. A brilliant location. Within walking distance to all facilities.

the place is near to town centre, the room is very nice and clean and quiet, comfortable, keep it at high standard, tastefully done, hot shower is powerful, information leaflet about the history of house and the addresses of local restaurants are the nice touch, Delia is very welcoming and Overall I have had a pleasant stay more than expected.
Clean and comfitable bed, the room was a really good size and lots of nataurl light. We were very impressed with room.

It's not to far from the city of Bath and is in good short walking distance.
We were able to drop off our luggage early and get to the shops. The complementary sherry and mince pies were a nice touch. Breakfast was lovely and plenty to eat with offers of seconds. The staff looked after our bags so we could do a bit more sightseeing before our train home - fabulous.
I liked everything about the guesthouse. The staff were friendly and ready to help. I got to the hotel earlier than the checking in time and I was allowed to leave my luggage behind while I went about my other business in the Country. I will stay here again if the need arises.

Has a great time in Bath, and Geoff was a peach of a guy, the location of the guest house was an easy walk to the town center, and the room was vary comfortable, I highly recommend it and would stay there again.

This is a great bed and breakfast, a ten minute walk from the city centre. Our room was lovely and clean, with a very comfortable bed. The breakfast was brilliant and Giacomo was very helpful.

Only downside (and this wasn't really an issue in my case) is that there didn't appear to be anyone on site for much of time. I was let in through a remote intercom on arrival and the same when I came back to collect my bags.
Parking permits were a bit hit and miss as there was a scrum for the
parking bays in the area but we put this down to the day and time of
year. There was a reasonably priced public long stay car park nearby.
Wifi didn't work too well in our room on 1st floor, but was fine in
the lounge, so wasn't much of an issue. Parking was slightly
difficult to find in the evening using a permit for public areas, would
be great to have a dedicated parking spot.
There was nothing we didnt like all aspects were fantastic.

the front steps which are a bit tricky in the rain and the complementary soap and shower gel are not to my like and difficult to use in a hard bottle but a small point to be picky.
Money to pay for our stay came out of account before arriving and before I was told it would. I went over my agreed limit. I asked if I could pay using a different card some weeks before. I only planned to use the card to hold the booking.

Parking can be a bit of a pain - in Bath in general not just the hotel - make sure you ring the hotel before hand if you are wanting a parking space.
Finding the allocated parking spot was difficult. We needed the owner to escort us to it.

Parking is a big problem took twenty minutes to find a parking spot but this was not the fault of the hotel just the area it is situated.
The wifi connection did not work very well.
Would have been lovely to check in at 14.00 hrs and serving b breakfast
at 08.30 was too late. Parking was frankly very difficult despite being
charged with moving cars round at breakfast time ruining the idea of a
relaxed meal. I wish we,d bitten the bullet and parked at Charlotte St.
Car park a short walk away and I think this would be good advice for the
hotel to give if they can,t provide for this.
