we had no choice but booked a family room (2 nights) good for 5 people but we were only just 2 adults with our 15 month old since no better hotel was available during our trip. it turned out a great choice because it was very spacious and clean and cozy. my lil toddler love running around. will booked same hotel again if we ever get back to Kyoto next time. worth money spent with good breakfast delivered to our room every morning. :)

have spa on top floor which is a bonus for after shopping, although its a bit small but it still good. A lot of people were saying about no wifi in the room but if you ask the staff at reception they will give you a modem for your room to use, free of charge! this was another bonus since i thought they only have wifi in the lobby. -

The 'room' was a small flat, spacious with a large wardrobe.
Clean towels, sheets and covers in the closets, a small kitchen, which didn't have any pots and pans, or other kitchen ware, but I borrowed some from the young girl who looks after the rooms.

I just LOVE the bathroom! There's a modern hi-tech bathtub with which you can press a few buttons and have the water ready at the right temperature and at the right level. It can even keep the water warm! The ventilation system and toliet are also amazing.

And everything was super clean with wonderful service. Me and my girlfriend stayed for 2 nights in Kyoto, we wanted to try traditional japanese style room. But when we arrived at Ikoi No Ie it occured to us that it was the best choice apart of that what I mentioned. A subway station a minute away, also very convenient to the main railway station, (15 min walk or 1 subway station away), in a true old fashioned Kyoto street. Not far to 7/11 & supermarket, we didn't eat out much as 'the right place' was a little more difficult to find (not Japanese speaking). Although the railway station would have sufficed if we had wanted more eating options.
