The staff were most helpfull from the moment we arrived till the day we left. I would point out one member of staff, unfortunatly I dont have his name, he works on reception, very smart and I do know he is 19 year of age, management should keep an eye on him he will go far in the leisure industry. The hotel was fantastic, not only did they upgrade our room but they went out and bought us wading boots for our stay due to the King Tides, they supplied a free taxi ride to Murano Island (worth 30 euro!!) and they were continuously helpful no matter what the problem or question!.

Could have had a lift but this is a minor point Dining room a little small but adequate. There is no name of the hotel. Can be difficult to find, especially at low tide (water taxis cannot get to the closest dock). Perhaps some TV programmes available in English. Slightly dissappointing that we could not stay there for the first night due to a "technical" problem.,. They do not provide an iron and the charges are high for pressing shirts. I forgot to bring instant coffee with me so couldn't make it in room tea bags were available though. Unable to buy instant coffee in shops either. there wasn't anything we didn't like about hotel. My room was on the third floor with no lift!! What a workout! I had to plan my days so as to avoid a mammoth climb all the time, even going down to breakfast was a chore. They really should let people know so that if you have a health problem or stairs are an issue, you can request ground floor - even first or second would have been better!. The breakfast was a bit of a scrum !. The breakfast facilities need to be enlarged a bit. Also the hotelpractice of securing the booking by taking a full deposit from my(debit) visa card was rather irritating, in practice the card wasdebited for the amount twice, for two or three days. It would have beenbetter if they simply debited the cost of the stay, instead of taking a(temporary) deposit. Not a dislike really but it is not easy to find (probably like most hotels in Venice). Get the tourist info people to point it out on a map. It might not be suitable for people with restricted mobility as there didnt seem to be a lift.The only slight drawback was not having a lift - hauling our suitcases up 3 flights of stairs was hard work. Only downside was that the directions from the Rialto bridge were not as good as we thought. Try and access a map before you go so you can find your way.no bar facility on return back to hotel although drinks resionable in room fridge. a little confusing to find when we got off the water taxi. The rooms were very dark and needed artificial lighting even during the day. hot breakfast was cooled, no english speaking channel on tv. No English TV, 730 channels!. Because of wooden flooring in corridors, voices and footsteps were quite loud in room. two part double bed. No lift. difficult to find first time. no elevator. got to breakfast toward the end (30 minutes left)and some food was gone and food service staff were preoccupied with cleaning up not serving customers.

By Water Taxi:

This will take you straight to the hotel.

By Boat:

- Take the Alilaguna boat from the airport to St. Mark's Square.

- From there you have a 10-minute walk towards the La Fenice Theatre, leave the theatre on your left and continue staright, the hotel is on your right just after a little bridge.

By Bus:

- Take the ATVO shuttle (blue coach) to Piazzale Roma Bus Terminal, or you can get a public bus from the airport to Piazzale Roma (Line number 5, orange bus).

From Piazzale Roma Bus Terminal or Train Station:

By Waterbus (Vaporetto):

- Take the number 1 and get off at Rialto Bridge waterbus station or at Sant Angelo waterbus station and follow the indications to La Fenice theatre, the hotel is on the left just before a little bridge.
