  Incredible view! - It was a cute place with nice location, up-to-date amenities but we were not able to enjoy it during the day and sleeping was difficult. Pienza is a wonderful hilltown, (but we evidently parked in a residents-only spot unknowingly and got a 106 Euro parking ticket..our fault, but pretty steep parking fine!)

  We stayed two nights but wished it was more. Staff, words cannot describe how helpful and friendly. Short walk to beach and great shops. Easy access to bus and train. Would highly recommend staying when you visit Viareggio.. - We were greeted warmly and shown our rooms which were clean and comfortable. The house in old times was a postoffice, what belonged to his grand-grandfather. - The structure is rated as one star hotel outside the door. We arrived at 8 pm and stayed one night. The room was clean and it was placed at the third floor connected with a steep stair, so ask for a first floor room if you have problems with that. Homemade cookies and cakes for breakfast with just coffe and milk. The place is strategic for surroundings and the view from the room was lovely in the morning.
