  Fausto, our host was fabulous. He speaks 4 or 5 languages fluently, is very kind, patient, generous and helpful. We were able to get last minute tickets through him to hear Vivaldi at one of the churches nearby. The location is fantastic, a five minute walk from the "Osbedale Vaporetto stop", which is serviced by the fast and slow boats around the... what people say » Lagoon, as well as the airport water boat, which takes @ 35-40 minutes. The # 4.2 Vaporetto leaves to cruise the islands in the Lagoon directly from - 1. The staff. Nice and friendly. Although not all can speak good English, but they try their best to help. Quick response to my emails. They provided directions to the centre. 2. The breakfast. Not much choices (2 rolls, jam, butter, cheese, 1 croissant, tea/coffee/hot chocolate) but it was OK and quick.   Loved staying here - would go back again in a heartbeat. Andrea, the owner goes the extra mile. The reviews are true about this man - just lovely. A real authentic experience. Great location - far enough from the crowds, but walkable to everywhere. We loved Venice and staying here was a large part of the reason we loved it so much. It felt like a ... what people say » home stay. We stayed in the family apartment - so much space with a rooftop terrace and a balcony over looking a canal. Beautiful. We have now been tr - The location is great, next to 2 vaporetto stops, Ca'dÓro and F.te Nove (you can get to the airport easily from the latter), and yet it is not in a crowded, touristy location. The place is very unusual - in the 2 days we were there, we saw an exhibition of photographs / textiles in the entrance (as part of the Venice Biennale), and we also witnessed a dance (tango!) in the main hall. Andrea is a good host and very helpful.

  Staff, cleanliness, proximity to shopping streets and Piazzale Rome. Walking took some 20 mins odd with heavy luggage. Though in the interior streets the location is just very good for budget travellers. Especially this guy called Harry at the reception was too helpful. He picked us up from the streets when we were lost in venice at late midnight ... what people say » and checked us in. Overall very good stay - Great location. Quiet yet so close to main area. Easy to get to with instructions initially. Can walk to Rialto, Station and San Marco. Lots of ristorante nearby. Our room was very comfortable & shared bathroom was clean with great water pressure! We could also leave our bags on last day after check out & come back for them. Really appreciated this
