It's not a room but more like a flat suitable for family of 5. Perfect location-5 min walk from railway station Santa Maria Novella. The room itself is very big with nice facilities: bathroom, kitchen with everything you need (frige, microwave, oven, dishes etc) and there is also a door which leeds to small but cozy patio. I can highly recommend this place not only for single travallers and couples but also for families as you can cook there and do whatever you need.

I can't see a scale for the rating portion of the hotel on my phone's view. But I want to make sure that you know my family was very happy with our stay. Facilities were not so bad. Wifi signal was weak. No reception staff all the time. - large relax couch was missing in the room - 2 of the 5 beds were in the living room, better to have the beds in a separate room - terras needed cleaning & refurbishment/maintenance - no water boiler (for tea) in the kitchen. Though the conditions set by the management about check-in and check-out are true by word, there are no exact details like the amount of fee they charge for late information. If they make these things also clear while booking, about the advance arrival information (in terms of min. hours in advance, to give them the information) to be provided to the customers, the visitors won't feel let down. There was a stale almost smokey smell in the room. This is not a hotel and has very limited check in times (and no baggage storage) which is fine except that it is not flagged up until after you have made a booking. Wi-fi is only available near the office, that is not my opinion it is stated in the apartment!. A bit hard to find. There was no kettle in the kitchenette, and the one bed out of 5 was very soft and uncomfortable. Was so hard to find, notice was so small we nearly missed it. We never had a kettle but not too much off a problem we boiled a saucepan to make tea.Wi fi weak.. Please be careful - WiFi is NOT free in the rooms. It's available only in WiFi zone (I can't say that is comfortable place). It's of course not crutial but if it's important to you I just pay your attantion to you. 1) One bedroom is actually a living room. They just put 2 beds in the living room. The traffic is a little loud. Might not be the best for light sleepers. Check-In from 3 pm to 8 pm. No one will meet you, if come earlier. Very uncomfortable. Kitchenware needs to be updated. Many masquitos. Difficult to find the hotel office. check-in and check-out times must be change , if you arrive there before 15:00 p.m you don't make check-in. Looks like bit old. Difficult to find on own. The apartment was a real caserma, one large studio with beds along walls. At night one could hear every single word neighbours said in other apartments. No wi-fi in the rooms, so guests had to crowd with their ipads at the office. Wi-Fi is just terrible even in the common area!. - the coffee machine was dirty. - the bathroom had no water drain hole, so every time you showered the bathroom got flooded, you had to scoop out the water and throw it in the toilet. At least there was something to scoop out the water with. The manager kept us waiting for 25 minutes on a very hot day when we first arrived . No explanation. The tv had no English channels and was very old. The toilet seat was broken and because the manager was rarely in his office we could no really complain to anyone. the couch bed was little uncomfortable. The recepcionist was unfriendly. check in only after 3 p.m. bad smell in the room. Check-in time of 3 PM, even if on the website, it is mentioned we can call up the office and arrange a check-in earlier. very late check in, wi fi not work in room. the owner was not friendly, he was never there, only came for our check in, the check out was strictly at 10 and he said he could not keep our luggage for a few hours. the wifi was not working. the rooms were not very comfortable. located on very busy loud corner. I asked to give us new towels but they said I had to pay. What on earth is this?? and Wifi can be used only near the office not the other places so I would say there is no Wifi. the place is very dirty. WiFi only available downstairs and was very poor. we were bitten by unknown creatures. kitchen utensils are extremely dirty. it is very hard to get hold of any staff.Please stay away from this location.
