  Owners - Simon and David extremely friendly and helpful. Our first time to the lakes and as well as serving up fantastic breakfasts they gave us great guidance on some really good walks. Location is great - 5 mins walk to loads of great restaurants. We had the loft room and our teenage daughter the small double. We had a really good time .... and plan to go back soon. - The owners, Simon & David, were very friendly & welcoming. The breakfast was great, with a good choice of dishes. There were some nice little touches, like providing tissues etc. The beds were very comfortable too. I would definitely stay there again.

  Friendly owner (Ian) rang us before our arrival on the day and met us as we arrived even though it was late. Ian checked what we would like for breakfast the following day (and did this each day of our stay) and gave us a map of the local area- pointing out things of interest. Quiet road and room, even when the B+B was full. Well located as only 5 mins walk into th - I stayed there for 2 nights with my frd. Ian and Lynn were very friendly and helpful. The room and the en suite bathroom are super comfortable and clean. The breakfast is also good. The hotel locates in a tranquil block just besides a brook and is about 10 minutes walk from Windermere railway station & bus stop. To me it was not too far and there are many good gift shops on the way from the station to the hotel. The guest house was one of the factor that makes my stay in the Lake District

Its nice to see a Guest House full of traditional character and not ultra modern that can sometimes give you that cold feeling. Firstly Mags and Boys were fabulous hosts and Boyd was incredibly helpful with giving us advice and highly detailed directions to the area which he knows incredibly well. The location of Kirkwood couldn't be better - 5 minutes walk to both Windermere and Bowness-on-Windemere where there are plenty of good restaurants to choose from and delightful and quaint shops to explore.   Before travelling I received a phone call asking what time I would be arriving. The owners son showed us to our room and was pleasant. The breakfast was excellent and Steve even offered to go and buy me rye bread as I can't eat wheat bread.. The room was clean, warm (maybe to warm) with excellent facilities. I would definitely advise other travellers to stay at the bou - We loved our stay at the Boundary. We went for my wifes birthday and loved everything about it. We stayed in the Hobbs room with a 4 poster bed and gorgeous bathroom. The staff and owner were friendly and extremely helpful. All in all I highly recommend staying here and we will definately be back in the future.

The location was walkable to some villages, but to the trailheads a car or bus was required. The room and bathroom were clean and well maintained. Overall a great B&B experience!
