  I loved everything about the guest house. The place smells lovely, beautifully designed, the room was tidy and clean, the towels smell nice and clean. The breakfast was beautiful, the proprietor was very helpful and friendly. Good location, easy access to shops, beach, train and bus station. Overall i give the hotel 10/10.   We booked at the last moment to attend a funeral and because it was so late, I was unable to book 3 on-suite rooms, one had an external toilet on another floor. The Seabreeze has very friendly and helpful staff. While we travelled an on-suite room became available and they automatically allocated me that room at no extra cost! Add a cooked breakfast, which will be be - Staff were very friendly, couldnt ask for any better, always very polite and well mannered. Was not noisy at all. Heating was always on so was nice and warm. Had Tv with built in DVD player. Room was cleaned daily and presentation was very good of towels and complimentary washing aids. All in all was one of the best B & B's we have stayed in. We will definitely be staying at the Seabreeze on our next trip to South Shields :)
